Property prices for rent in Selangor region

The price per sq.feet in Selangor has risen in the last 6 months. During October, the average price per sq.feet was RM 1.74. In November the price barely changed remaining at RM 1.77 per sq.feet. The following two months (December, January) went through a rise of 112 % in the rent price per sq.feet rising from RM 1.75 to RM 1.97 per sq.feet. In the last two months, the price per sq.feet has risen 107 %. This has been obtained by comparing the price RM 1.86 for the first four months of the sample with regard to the previous 4 months and the price RM 2 per sq.feet for the last two months (February, March).

When referring to the price in Selangor(region), this has risen considerably in the last 6 months. In the first month sample October the average price is RM 1,767. In November the price remains at RM 1,825. The price in the following months (December, January) had a strong rise of 169 % going from RM 1,796 to RM 3,040. During the last two months the price has gone down 87 % compared to the previous average values going from RM 2,418 a RM 2,107.5 in February y March.

The graph displaying the the average rent price per number of bedrooms shows that those with 3 bedrooms are the most affordable ones. They are 19 % cheaper than the average price in Selangor followed by those with 2 with an average price of RM 1,897. The most expensive properties have 1 bedroom. They are 14 % more expensive than the average followed by those properties with 4 bedrooms priced at RM 2,258.

Based on the average price per sq.feet those properties with 4 bedrooms are the most affordable ones with a price of RM 1.42 / sq.feet being RM 2.15 / sq.feet the average for Selangor. The properties with the highest average price are those with 1 bedroom. These are 33 % more expensive than the average followed by those with 2 bedrooms with a price of RM 2.52 / sq.feet.

The graph displaying the average rent price according to the property type shows "Terraced House" as the most affordable one. With an average cost of RM 2,100 it is 20 % cheaper than the average in Selangor. This is followed by "House" with a cost of RM 1,835. The most expensive property type is "Apartment" and is 1395 % more costly than the average, followed by "Condominium" with a cost of RM 7,804.

Based upon the average cost per sq.feet the most affordable property type is "Commercial with a an average price of RM 1.15 / sq.feet, followed by "Terraced House" with a price of RM 2.05 / sq.feet. "Condominium" with an average price of RM 3.07 / sq.feet is the most expensive type of property followed by "Warehouse" at a price of RM 2.5 / sq.feet.
