Property prices for sale in Melaka region

The price per sq.feet in Melaka has remained stagnant in the last 6 months. During October, the average price per sq.feet was RM 262. In November the price pretty much stayed the same at RM 257 per sq.feet. The following two months (December, January) went through an increase of 105 % in the price per sq.feet rising from RM 259.5 to RM 273 per sq.feet. In the last two months, the price per sq.feet has decreased 93 %. This has been obtained by comparing the price RM 266.25 for the first four months of the sample with regard to the previous 4 months and the price RM 247.5 per sq.feet for the last two months (February, March).

Based upon to the price in Melaka (region), this has decreased in the last 6 months. In the first month sample October the average price is RM 473,088. In November the price was the same at RM 453,329. In the following two months the average price didn't change much compared to the previous two going from RM 463,208.5 to RM 472,342.5. During the last two months the price has reduced 89 % compared to the previous average values going from RM 467,775.5 a RM 415,837.5 in February and March.

The graph displaying the the average price per number of bedrooms shows that those with 3 bedrooms are the cheapest ones. They are 30 % more affordable than the average price in Melaka followed by those with 1 with an average price of RM 287,732. The most costly properties have 4 bedrooms. They are 11 % more expensive than the average followed by those properties with 2 bedrooms priced at RM 302,063.

Based on the average price per sq.feet those properties with 3 bedrooms are the cheapest ones with a price of RM 207 / sq.feet being RM 248 / sq.feet the average value within the Melaka region. The properties with the most expensive average price are those with 1 bedroom. These are 75 % more costly than the average followed by those with 2 bedrooms with a price of RM 316 / sq.feet.

The graph displaying the average price according to the property type shows "Condominium" as the cheapest one. With an average cost of RM 406,808 it is 25 % more affordable than the average in Melaka. This is followed by "Terraced House" with a price of RM 352,487. The dearest property type is "Commercial" and is 327 % more expensive than the average, followed by "Bungalow" with a cost of RM 671,844.

Based on the average cost per sq.feet the cheapest property type is "Bungalow with a an average cost of RM 129 / sq.feet, followed by "Semi Detached House" with a price of RM 186 / sq.feet. "Commercial" with an average price of RM 377 / sq.feet is the most costly type of property followed by "Condominium" at a price of RM 320 / sq.feet.
