The average price in the Selangor region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per sq.feet in Selangor has risen considerably in the last 6 months. During September, the average price per sq.feet was RM 934. The following month (October) the price had a considerable deflation reaching RM 420 per sq.feet. The following two months (November, December) went through a considerable deflation of 69 % in the price per sq.feet with regard to the previous two. In the last two months, the price per sq.feet has had a significant decrease of 83 %. This has been obtained by comparing the price of RM 572.75 for the first four months of the sample with regard to the previous 4 months and the price of RM 475.5 per sq.feet for the last two months (January, February).
Based upon to the price in Selangor(region), this has increased considerably in the last 6 months. In the first month sample for September the average price is RM 623,473. During October it went through a strong inflation reaching RM 754,062 The price in the following months (November, December) had a strong increment of 171 % going from RM 688,767.5 to RM 1,175,762. During the last two months the price has had a considerable increase of 127 % with respect to the previous four months going from RM 932,264.75 a RM 1,179,468.5.
The graph displaying the the average price per number of bedrooms shows that those with 2 bedrooms are the cheapest ones. They are 63 % more affordable than the average price in Selangor followed by those with 1 with an average price of RM 468,684. The cheapest properties have 4 bedrooms. They are 31 % cheaper than the average followed by those properties with 3 bedrooms priced at RM 503,937.
Based on the average price per sq.feet those properties with 4 bedrooms are the cheapest ones with a price of RM 404 / sq.feet being RM 494 / sq.feet the average value within the Selangor region. The properties with the most expensive average price are those with 1 bedroom. These are 29 % more costly than the average followed by those with 2 bedrooms with a price of RM 539 / sq.feet.

With an average cost of RM 1,173,620 it is 76 % more affordable than the average in Selangor. This is followed by "Condominium" with a price of RM 574,490. The dearest property type is "Bungalow" and is 196 % more expensive than the average, followed by "Semi Detached House" with a cost of RM 1,707,100.
Based on the average cost per sq.feet the cheapest property type is "Apartment with a an average cost of RM 321 / sq.feet, followed by "Terraced House" with a price of RM 365 / sq.feet. "Bungalow" with an average price of RM 638 / sq.feet is the most costly type of property followed by "Semi Detached House" at a price of RM 502 / sq.feet.
