Property prices for rent in Melaka region

The price per sq.feet in Melaka has barely changed in the last 6 months. During November, the average price per sq.feet was RM 1.36. In December the price barely changed remaining at RM 1.3 per sq.feet. The price per sq.feet for the following two months barely changed going from RM 1.33 to RM 1.35 per sq.feet. In the last two months, the price per sq.feet has fallen 94 %. This has been obtained by comparing the price RM 1.34 for the first four months of the sample with regard to the previous 4 months and the price RM 1.26 per sq.feet for the last two months (March, April).

When referring to the price in Melaka(region), there have hardly been any changes in the last 6 months. November has an average price of RM 1,665. During Decemberthe price had a slight fall till RM 1,459. The average price for the following two months (January, February) rose from RM 1,562 to RM 1,705. During the last two months the price has gone up 106 % compared to the previous average values going from RM 1,633.5 a RM 1,736 in March y April.

The graph displaying the the average rent price per number of bedrooms shows that those with 1 bedroom are the most affordable ones. They are 21 % cheaper than the average price in Melaka followed by those with 3 with an average price of RM 1,548. The most affordable properties have 4 bedrooms. They are 7 % cheaper than the average followed by those properties with 2 bedrooms priced at RM 1,634.

Based on the average price per sq.feet those properties with 4 bedrooms are the most affordable ones with a price of RM 1.02 / sq.feet being RM 1.28 / sq.feet the average for Melaka. The properties with the highest average price are those with 1 bedroom. These are 72 % more expensive than the average followed by those with 2 bedrooms with a price of RM 1.84 / sq.feet.

The graph displaying the average rent price according to the property type shows "House" as the most affordable one. With an average cost of RM 1,841 it is 21 % cheaper than the average in Melaka. This is followed by "Terraced House" with a cost of RM 1,482. The most expensive property type is "Bungalow" and is 1448 % more costly than the average, followed by "Condominium" with a cost of RM 2,089.

Based upon the average cost per sq.feet the most affordable property type is "Terraced House with a an average price of RM 0.98 / sq.feet, followed by "Semi Detached House" with a price of RM 1.18 / sq.feet. "Commercial" with an average price of RM 1.85 / sq.feet is the most expensive type of property followed by "House" at a price of RM 1.54 / sq.feet.
